RAMCO: Average size of new apartments in Beirut down by 5% in 2018

According to the Real Estate Advisory Agency RAMCO, the average size of an apartment under construction in Beirut stood at 173 SQM in 2018, 5% lower than 2017’s average. Moreover, between 2013 and 2018, the average size of a new apartment in Beirut has shrunk by 79 SQM.

In details, the study covered 210 buildings under construction across Municipal Beirut and showed that this trend aims to meet the new demand of potential buyers. In fact developers consider that it is easier to sell smaller than large apartments. In details, the size reduction has been mainly in the sizes of the living/reception areas, the kitchen, and the bedrooms. In a regional breakdown, the average size of apartments in western Beirut and in Ashrafieh stands at 176 SQM and 160 SQM, respectively noting that in Ashrafieh 36% of projects offer apartments smaller than 100 SQM. As for Beirut Central District the average size of apartments stands at 270 SQM despite the emergence of studios in the most recent developments.
